Your tenancy agreement is a legal document. It shows that you are a tenant of Tendring District Council and explains your rights and responsibilities.

🏠 What Type of Tenancy Do You Have?

We will explain your tenancy type before you sign the agreement.
We may also share your new address with gas or electricity companies if you leave owing them money.

All our tenancies are weekly tenancies. This means they continue week by week unless you or the council end them with proper notice.

🔐 Secure Tenancy

If you are a secure tenant, you:

  • Can only be evicted in special cases
  • Can take in a lodger
  • May be able to pass on your tenancy, swap homes, or buy your home at a discount
  • Will have most repairs done by us
  • Will be asked for your views on how your home is managed

Introductory Tenancy

An introductory tenancy is a 1-year trial. You:

  • Get some of the same rights as secure tenants
  • Can be evicted more easily
  • Cannot take in lodgers, make changes to your home, or swap homes
  • Will have most repairs done by us
  • Will become a secure tenant after 1 year if you follow the rules

🕒 Non-Secure Tenancy

You may have a non-secure tenancy if:

  • You applied to us as homeless
  • You don’t yet qualify for another type of tenancy

With a non-secure tenancy:

  • You have fewer rights
  • You cannot take in lodgers or move to another council home
  • You have less protection from eviction
  • We will still do most repairs
  • You will usually keep this tenancy until we offer you a more settled home
